Rental Guidelines
2. Lavinder Real Estate requires a credit check before leasing any and all property.
YOU MUST HAVE GOOD CREDIT!
A $20 processing fee is charged to applicant for this credit check. If credit
check is found to meet guidelines below, the $20 fee will be refunded upon the
signing of the lease.
3. A mandatory $300 deposit is required at the signing of a lease
A ONE YEAR LEASE IS REQUIRED ON ALL PROPERTIES
4. Rent amount cannot exceed 25% of total gross income of leasee
5. Total debt ratio of leasee cannot exceed 40% of gross income
6. Applicant(s) must have been on their present job for at least 6 months
or have been employed for last six months in the same type of job field
7. If self-employed, applicant must present past 3 yrs tax returns
8. Applicant(s) must not have any past due late payments appearing on their
credit report for the last 12 months.
9. Applicant(s) must not have any unpaid judgements or collections showing
on their credit report
10. Applicant(s) must not have filed bankruptcy in the past 3 years
